
It is very important to clean your air conditioner’s condensation drain (the area where water drips during operation) at the beginning of summer before use and at the end of summer for winter storage.
There are several types of drainage used for air conditioning:
Floor Drain (near furnace)
The plastic or CPVC drain of the air conditioner is attached directly to the floor. After a few years of use, this drain can become worn and no longer allow water to drain into the ground. In most situations, we recommend not installing this type of drainage. Instead, you should install a drain pump that removes the condensation water either to a drain in the house or to the outside.

Drain connected to the wall-mounted air conditioner or heat pump
A plastic drain is connected to the back of the wall-mounted air conditioner. After a few years of use, water may drip from the front of the unit.
Here’s what to check:

- Remove any blockage from the end of the drain pipe located outside using a pipe cleaner. Insects like to nest and build webs there due to the humidity.
- Clean the permanent filters located in the indoor evaporator.
Soak the filters in warm soapy water, rinse thoroughly, dry flat, and replace them;
A thorough cleaning is recommended approximately every three (3) to five (5) years, and in some cases annually if:
There is cigarette or cigar smoke present;
You have pets;
Major renovations have been carried out.
